1. The cost of setting benchmarks and cadastral fees, if applicable, shall be at the Seller's cost.

2. The Purchaser undertakes to consent to the establishment of any public utility easements that may be required by Bell Canada, Hydro-Québec, cable vision companies or any other utility companies.

3. The acquired property will be subject to a real and perpetual easement that will provide for a development bylaw (see Broker for Annex A Condition of development by-law) and private road easements. The Buyer will have the right to use the tennis courts and will contribute to the associated costs if any.

4. The maintenance and snow removal of the private Corniche Road will be the responsibility of the Seller. However, the Purchaser must contribute an annual sum of $400 for snow removal until the road is transferred to Town of Mont-Tremblant. The Seller undertakes to diligently pursue the steps for the transfer of the road to the Town.

5. The Purchaser agrees to grant an easement in favor of Town of Mont-Tremblant to allow the maintenance of the portion of the embankments of the Corniche Road located on the building.

6. A reciprocal easement will be created between lots 4 and 5 to allow the development of a common entrance for these lots.

7. The notary will be Me Léliane Villeneuve.
